 Boris Saks, Esq. PLLC represents clients in sales and acquisitions of various types of real property including vacant land, apartment buildings, commercial properties, single family homes as well as condominium and cooperative units. In addition, we represent landlords and tenants in commercial lease transactions and have acted as counsel to both lenders and borrowers in financing transactions.


As part of our real estate transactional practice, we have drafted and negotiated partnership agreements, joint venture agreements, shareholder agreements and operating agreements for limited liability companies. We have also handled transactions involving the transfer of air rights for development purposes under zoning lot development agreements.


Examples of some of the types of real estate transactions in which we have been involved include the following:

  • Sale of several vacant land parcels together with air rights from an adjacent existing building valued at $25 million;
  • Representing a property owner in the negotiation of a lease with a New York City Agency for approximately 25,000 square feet;
  • Representing an owner of apartment complexes in a refinancing transaction of approximately $40 million;
  • Representing a landlord in a lease transaction that provided the tenant with an option to purchase which, if exercised, required the execution of a ZLDA and created a separate tax lot for the air rights above the building to be retained by the original landlord;
  • The transfer of a $240 million condominium development;
